Market Update Report

Looking at the March 2025 market numbers from Fairfax County real estate transactions (see the chart below), in March 2025 the number of newly listed homes increased by 31% over March of 2024. The end of the month inventory of homes increased by 42% year over year as well. So, there are more listings coming onto the market this March and more homes still available at the end of the month this year compared to last year. Supply is up because more listings are coming on and contract activity has not kept up. What is causing this? There is a climate of uncertainty. Interest rates have inched back up. Buyers may have put their search on hold, changing the ratio of supply and demand. However, as always, life goes on. People have to move when jobs change, babies are born and families grow, or there is a death or divorce. Despite uncertainty, home values continue to appreciate, and the real estate market in Northern Virginia shows its strength and resilience.
