Happy February!
Though the month of February is a short one, it is filled with lots of love and special moments. In staying with the Valentine’s Day theme, I wanted to mention that Frank and I help organize a group for couples at our church. This year we have a program called 10 Great Dates and it has been a lot of fun. It is based on a book, by the same name, and was developed by a local couple, Dave and Claudia Arp. Northern Virginia Market Recap
Existing home sales in Northern Virginia were down almost 37% in December, 2022 compared to December 2021. The average number of days a listing stayed available on the market increased to 49 days in December, 2022 compared to 45 in December 2021. The average sales price decreased by .10% from December 2021 to December 2022. However the average sale price increase by 6% for the full year 2022. Although the market slowed in the later part of 2022, there was still a healthy amount of appreciation in housing for the year. I think the spring market will pick up with more buyers returning to the market, but they will be more cautious and conservative in their offers.
